James Langfitt started BuildTrust Consulting to give owners something they rarely get on a construction project: an experienced advocate who reads every estimate, walks every deck, and answers plainly for the schedule and the number. It is the role he has played, in one form or another, for more than 25 years.
He came up on the builder's side, learning the business through preconstruction, estimating, and field operations with regional and national contractors. That work took him from the Carolinas to Knoxville to Northern California before Miami became home — and it taught him the things that only get learned in the field: how a building actually goes together, what a subcontractor's number really covers, and where a schedule quietly begins to slip weeks before anyone admits it.
Miami is where his career took its present shape. Across billions of dollars of construction, James has led preconstruction and estimating, bid solicitation and leveling, contract negotiation, and day-to-day construction administration on some of South Florida's more demanding work — luxury condominium towers, garden-style multifamily communities, oceanfront custom residences, hotel and restaurant interiors, private schools, showrooms, and major office repositionings. That experience includes the 330,000-square-foot Brickell Key Centre renovation and its lobby, the Ritz-Carlton Residences in Sunny Isles Beach, the 324-unit Santa Luciaville community in Port St. Lucie, and Padel X Miami.
For much of the past decade his work has sat on the owner's side of the table, leading owner's representative engagements for developers, institutional owners, and private clients across South Florida. BuildTrust Consulting continues that work with a deliberately narrow focus: owners who want senior, seasoned representation genuinely engaged in their project rather than assigned to it.
James's reputation rests on the unglamorous middle of a project, which is exactly where money is won and lost. Guaranteed maximum price contracts and what their language actually obligates. Pay applications reviewed line by line against work in place. RFIs tracked before they turn into delay claims. Contingency planned honestly at the outset instead of explained away at the end. He writes and speaks regularly on these subjects for other owners and industry peers, on the conviction that an informed client is a better client.

James studied civil engineering at Clemson University. He lives and works in Miami, where he remains active in the local development and construction community.
